Prospection fonciere et screening foncier : deux besoins differents.
La prospection sert a trouver des opportunites. Le screening sert a savoir si une opportunite precise merite d'etre travaillee.
Prospection fonciere
Un logiciel de prospection aide a identifier des parcelles, proprietaires, secteurs ou signaux de mutation. Il intervient en amont du contact vendeur ou de la veille fonciere.
Screening foncier
Le screening intervient quand un terrain est deja identifie : adresse recue, opportunite entrante, foncier repere, appel vendeur. Il faut alors comprendre rapidement le potentiel, les contraintes et le bilan.
Positionnement Miranda
Miranda se concentre sur le screening et l'arbitrage : donnees autour de la parcelle, PLU, trace, SDP indicative et bilan promoteur. L'outil complete la prospection plus qu'il ne la remplace.
